Option 1 – long term rentals
As part of this service we carry out quarterly inspections on the property inside and out. Checking for any maintenance issues due to wear and tear that need to be dealt with and of course at this time we will ensure that your property is being looked after by the tenants.
We will also carry out a quarterly check of all utility bills, which means we can ensure there are never any issues with unpaid bills and services being cut off.
Digital photos are taken when a tenant moves into your property, which are then signed by the tenant. These are then checked when the tenant moves out at the end of the contract to ensure the property and contents are in the same condition.
Option 2 – holiday rentals
If you don’t live near your holiday home then the best solution is to hire us to take care of all the finer points of your holiday rentals for you. All you have to do then is sit back, don’t worry and receive the income! Our fees are easily recouped by regular letting.
This option is ideal for people who do not have the time or inclination to deal directly with customers. It can be hard, time consuming work and it is important to be aware of the possible headaches it can involve. It is important to respond quickly to any issues to stop problems escalating and upsetting guests and owners alike.
When we manage your home for holiday rentals we will:
· Deal with enquiries from your clients.
· Handling client complaints/queries.
· Complete a full property check before and after the holiday period so that you can release the damage deposit back to your clients
· Issue your clients with, directions and arrival instructions.. We will provide details on how everything works, where to dispose of rubbish, informing them of house rules and giving information on local restaurants, local attractions etc.
· We can provide welcome packs and a welcome card for your guests, if you require at an additional cost, and arrange airport transfers or car hire if require.
Option 3 – Management for Empty properties
If you don’t live all year round in Spain yourself, you need to know that there's someone on hand who you can trust to ensure everything in your home runs smoothly.
What happens if the toilet doesn't flush, a window gets broken, or the swimming pool pump breaks down? Who will keep the property free from the ‘element problems’ - mainly damp and mould growth, which are unfortunately a significant problem with homes on the Costa Blanca.
Our regular property check, both inside and out includes:-
- Checking that electric, gas and water are connected and in working order.
- Checking that all windows and doors are secured.
- Emptying mailboxes.
- Running taps and flushing toilets the clear stagnant water and prevent calcium build up.
- Confirming there are no problems in the gardens and grounds or with the pool.
- Checking for any insect or animal infestations.
- Regular ventilation will also ensure any damp is kept at bay.
- Every month we will check electrical appliances to ensure in good working order.
- Post Storm checks will also be carried out to ensure no damage externally or internally.
