Sometimes a Property Needs a New Story: The Fig Tree Courtyard

Sometimes a property doesn't need changing.

It just needs someone to look at it differently.

We recently had one of those.

It was an unusual home with plenty of character, lots of possibilities and one feature that had somehow managed to dominate everything else.

The chickens.

Yes. Chickens. 🐔

When One Detail Becomes the Whole Story

There's nothing inherently wrong with chickens.

We have nothing against chickens.

In fact, they've made so many unexpected appearances in Renvida life lately that we're considering adding them to the payroll.

But when marketing a property, there's a danger that one unusual feature becomes the thing everybody remembers.

And that's exactly what had happened here.

The property had unofficially become “The Chicken House.”

Funny? Absolutely.

Particularly helpful when trying to persuade somebody to imagine it as their home?

Perhaps not.

So we went back and looked again.

Then We Saw the Fig Tree

At the heart of the outdoor space was a beautiful, mature fig tree.

Not something added last year by a landscaper.

A proper tree.

The sort that creates shade on a hot Spanish afternoon. The sort you could put a table beneath for long lunches, morning coffee or dinner outside when it's still warm at ten o'clock at night.

Suddenly, we weren't looking at a chicken house.

We were looking at The Fig Tree Courtyard.

And the whole property felt different.

Property Marketing Is About Perspective

Good property marketing isn't about inventing something that isn't there.

It's about recognising what is there.

A house might have an incredible view that hasn't been photographed properly.

A dark-looking room might actually be full of afternoon light.

An ordinary terrace might become the place where somebody imagines having breakfast every morning.

An old townhouse may have original tiles, beams or a courtyard that tells you more about the home than its bedroom count ever could.

Our job is to find those things.

Because buyers don't simply scroll through specifications.

They respond to possibilities.

We're Not Hiding the Chickens

This bit matters.

Repositioning a property doesn't mean hiding its quirks.

If something is there, buyers should see it.

We don't believe in presenting homes as something they're not, because that simply wastes everybody's time when they arrive for a viewing.

The chickens weren't erased from history.

They were merely asked, politely, to stop running the marketing department.

Every Property Has a Story

Some homes sell themselves almost immediately.

Others need a little more thought.

And sometimes the most important part of marketing a property is putting aside what everybody has been saying about it and asking a different question:

What would make somebody want to live here?

In this case, we think it's easy to imagine.

A table beneath that fig tree.

A bottle of something cold.

Food appearing from the kitchen.

Friends staying longer than expected.

A warm Spanish evening stretching into night.

And perhaps, somewhere safely out of shot…

a chicken.

Because some things are simply inevitable.

Property. Lifestyle. Real conversations.
