Where is the best place to live on the Costa Blanca?

We get asked this a lot.

And there is no sensible answer.

Because the best place to live on the Costa Blanca depends entirely on you.

Do you want to walk to the beach?

Have coffee in the village square every morning?

Live somewhere busy all year?

Have land?

Mountain views?

A marina?

Schools?

Restaurants on the doorstep?

Peace and quiet?

Or peace and quiet until you realise you've got to drive fifteen minutes every time you need milk? 😂

This is why finding the right location should come before finding the right house.

Start with the Costa Blanca North

RENVIDA is based in Ondara, in the Marina Alta, and this is our home territory.

Dénia and Jávea are the names many British buyers already know.

But between the coast, mountains and valleys are dozens of smaller towns and villages that can offer a completely different way of life.

And sometimes considerably more property for your budget.

This is where local knowledge really matters.

Living in Dénia

Dénia gives you the Mediterranean without requiring you to give up proper town life.

There's a historic centre, marina, port, beaches, shops, restaurants, schools and everyday services, and importantly, it functions throughout the year.

For buyers relocating permanently rather than simply looking for a holiday property, that matters.

You can choose town-centre living, beach areas, residential neighbourhoods or properties further out towards the Montgó.

And there is another rather fabulous advantage:

you can get on a ferry and go to Ibiza.

Which is considerably more exciting than the Dover-Calais run. 😂

Living in Jávea

Jávea - or Xàbia - has several distinct personalities.

There's the Old Town, with traditional architecture and everyday Spanish life.

The Port, with its waterfront and year-round community.

And the Arenal, with the sandy beach, restaurants and more obvious holiday atmosphere.

Then there are the residential areas and urbanisations surrounding them.

Jávea is beautiful and extremely popular, but popularity affects property prices.

If it's within budget and you love the lifestyle, wonderful.

If not, don't assume your Costa Blanca dream is over.

Drive twenty minutes inland and let's show you something else.

Living in Pedreguer

Pedreguer is one of those places people often discover after beginning their search on the coast.

It's a proper Spanish town rather than a resort.

You've got everyday shops, cafés, restaurants, a market, local fiestas and the mountains sitting behind you, while Dénia and Jávea remain within easy reach.

Property can range from traditional townhouses to villas and country properties.

For people who want to live somewhere Spanish while keeping the coast accessible, Pedreguer deserves a look.

And yes, we're rather fond of it.

Living in Ondara

Ondara isn't trying to be a seaside resort.

That's rather the point.

It's a working Spanish town with excellent everyday infrastructure and very good road connections.

There are schools, sports facilities, shops, restaurants and the enormous advantage of Portal de la Marina when you suddenly discover you need something immediately - or when it's 36 degrees outside and air conditioning becomes the day's principal leisure activity. 😂

RENVIDA is based here, so we know Ondara particularly well.

Living in Beniarbeig

Beniarbeig is smaller and quieter than Dénia or Jávea, but still extremely well positioned.

It has the feel of a Spanish village rather than a tourist destination, with the surrounding countryside and mountains giving it a completely different atmosphere from the coast.

For buyers who want a community, local amenities and easy access to larger towns without living amongst summer tourism, it's well worth considering.

Living in El Verger

El Verger gives you an interesting compromise.

You're close to the coast and beaches, but living in an established town with everyday services rather than directly in a resort.

For buyers who want relatively easy access to the sea while still having normal town life around them, it can work extremely well.

And nearby Almadrava Beach is one of those places worth knowing about.

No sand getting absolutely everywhere.

Some of us consider that a significant lifestyle advantage. 😂

Living in Orba

Head inland and the landscape changes.

Orba sits in a beautiful valley surrounded by mountains and offers a much more rural feel while still having a proper village centre and community.

This can appeal to buyers looking for traditional houses, villas, countryside and a quieter pace of life.

The trade-off?

You're further from the coast.

For some people that's a disadvantage.

For others, it's precisely why they choose it.

Living in Pego

Pego is another location where looking slightly beyond the obvious coastal search can change what your budget buys.

It's a substantial Spanish town with shops, services and everyday life, surrounded by a dramatic landscape and countryside.

It can offer interesting value compared with some of the better-known coastal locations while keeping the Mediterranean within reach.

If you've been staring at coastal property prices and wondering whether Spain has suddenly become unaffordable, this is exactly why we'd encourage you to widen the map.

What about La Xara?

La Xara sits close to Dénia but has its own village identity.

That makes it interesting for people who want to be close to everything Dénia offers without necessarily living right in the middle of it.

It's another example of why property searches based purely on famous town names can miss some excellent possibilities.

Coast or inland?

This is probably the biggest location decision.

Living near the coast

You may have easier access to beaches, marinas and coastal restaurants.

But popular coastal areas can be busier in summer and property prices may be higher.

Living inland

Move inland and you may find more space, mountain views, traditional towns and villages and potentially more property for your budget.

But you'll probably drive more and the beach won't be at the end of the road.

Neither is better.

They're different lives.

Town, village or countryside?

This is another conversation we have constantly.

The countryside property looks magnificent online.

No neighbours.

Orange trees.

Mountains.

Silence.

Then we ask:

"Do you actually like driving everywhere?"

Some people absolutely do.

Others discover that what they really want is to walk out of the front door, buy bread, have coffee and bump into people they know.

Be realistic about yourself.

You aren't choosing a holiday fantasy.

You're choosing a Tuesday morning.

Think about winter, not just August

This matters particularly when relocating permanently.

A location buzzing with life during summer may feel completely different in January.

If you're going to live here all year, look for year-round communities.

Visit outside the main tourist season.

See what's open.

Walk around.

Go shopping.

Have lunch.

Drive home after dark.

Imagine living there when you're not on holiday.

That's a much better test than whether somewhere looks fabulous beside the Mediterranean in July.

What does your budget buy in different locations?

This is where being flexible can really pay off.

The same budget might buy:

A smaller apartment close to the sea.

A townhouse in a Spanish village.

A villa further inland.

Or a country property with land if you're prepared to widen the search considerably.

That's why we don't want to show you 25 houses in one postcode simply because that's where you originally told us you wanted to live.

Sometimes the most useful thing we can say is:

"Before you decide, come and look over here."

Don't dismiss somewhere because you've never heard of it

Some of our favourite locations aren't the ones British buyers automatically type into Google.

And that can be precisely what makes them interesting.

You may arrive wanting Jávea.

Then discover Pedreguer.

You may think you need Dénia.

Then fall for Beniarbeig.

You may insist on being near the beach until we show you what the same budget buys with mountain views further inland.
