Behind the Listing: What Actually Happens Before a Property Goes Online?

Behind the Listing: What Actually Happens Before a Property Goes Online?

From the outside, listing a property looks fairly straightforward.

Visit house.

Take photographs.

Write description.

Put it on the internet.

Done.

If only. 😂

By the time a property actually appears on the Renvida website, we've normally spent considerably more time thinking about it than anybody would reasonably expect.

Because putting a house online is easy.

Presenting it properly is something else entirely.

First, We Look

Before reaching for the camera, we walk around.

What does the property feel like?

Where does the light come from?

Which terrace would you actually use?

What's outside the windows?

Is there an original feature hidden behind furniture?

Does the garden have a particularly lovely corner?

And, importantly, what are buyers going to remember?

Sometimes the answer is obvious.

Sometimes it takes a little longer.

Occasionally it's a 300-year-old wall.

Occasionally it's an extraordinary view.

And occasionally it's a chicken.

We don't make the rules. 🐔

Then Comes the Tidying

Property photography has a strange ability to reveal things that the human eye happily ignores.

Bins.

Hoses.

Half-empty bottles of washing-up liquid.

A collection of fridge magnets capable of telling somebody your entire travel history.

The mysterious plastic chair nobody remembers buying.

Before photography, we often move things around.

Not because we're trying to disguise the property.

We're removing distractions so buyers can actually see it.

There is a difference.

Photography Matters

Most buyers will first encounter a property on a phone or laptop.

They aren't standing in the living room.

They can't feel the breeze coming through the doors or see how the afternoon sun reaches the terrace.

The photographs have to do that job.

That means thinking about light, angles, composition and — crucially — the first photograph.

The hero image has one very difficult task:

make somebody stop scrolling.

If it doesn't, the beautiful kitchen in photograph number 17 may never get seen.

Then We Check the Details

Bedrooms and bathrooms are the easy bit.

We also want to understand things such as plot size, build size, parking, heating, air conditioning, orientation, outside space, access and any particularly important features or limitations.

And when a property comes to us through a collaborating agent or MLS network, we don't pretend we've personally inspected it if we haven't.

If something needs clarifying, we ask.

We've learned that Facebook has an extremely efficient unpaid planning department ready to assist should we forget. 😂

Then We Write

This is where a listing becomes more than a collection of specifications.

Four bedrooms.

Three bathrooms.

Pool.

Terrace.

Lovely.

But why would somebody want to live there?

Perhaps the important thing isn't the swimming pool.

Perhaps it's being able to walk into the village.

Maybe it's the guest apartment that means grown-up children can visit without everybody wanting to murder each other by day four.

Perhaps it's the winter sun on the naya.

Maybe it's the view from the kitchen window.

Those are the things we try to find.

And Only Then Do We Press Publish

Once the photographs are ready, the information has been checked and the description actually sounds like the property we're selling, it can finally go online.

Then it travels.

Onto our website.

Into property searches.

Across portals and our MLS network where appropriate.

Onto social media.

Sometimes into groups.

And occasionally considerably further around Facebook than any of us anticipated.

That's the bit everyone sees.

What they don't see is everything that happened first.

Because Presentation Isn't Decoration

Good property marketing isn't about making something look more expensive than it is.

It isn't about pretending the electricity pole doesn't exist, turning the Mediterranean fluorescent blue or making a February garden look like the Chelsea Flower Show.

It's about helping somebody understand why this particular property might be right for them.

Clear information.

Strong photography.

Thoughtful presentation.

And a story that's actually true.

That's what happens before we press the button.

Well…

That and moving the occasional bin.

Property. Lifestyle. Real conversations.
